Terms and Conditions for Rental of our Seychelles Tropical Island Suites Apartment and any Seychelles Apartments sub-let by Tropical Island Suites
1. Rental Contract
Tropical Island Suites (TIS) accept all bookings on condition that the following conditions are deemed to have been accepted in full by the renting party (the "hirer") and all persons comprising the rental party.
2. Deposit
A deposit of 50% of the total rental cost is required to confirm the booking.
3. Confirmation of Booking
Your booking is only confirmed on receipt of your deposit and confirmation will be sent by e-mail stating the balance cost and due date that the final balance is to be paid.
4. Final Payment and Damage Waiver Deposit
The balance will be paid a clear 4 weeks prior to the start of the rental period.
5. Cancellation by the Renting Party
Please see cancellation policy on booking invoice. We strongly advise that adequate cancellation insurance is taken out by the hirer to cover for any eventuality.
6. Cancellation and Any Alterations by TIS
In the unlikely event our apartment becomes unavailable due to circumstances beyond the control of TIS a full refund of any monies paid by that time will be issued.
Please note any refund is restricted to apartment rental costs and we are not liable for any subsequent fight cancellation costs or administration charges incurred by the hirer in relation to their travel arrangements.
7. Items Included in the Rental Cost
In addition to the items mentioned on the "Inclusive Extras" page of the TIS website the rental cost includes all bed linen and towels (1 bath towel ,1 hand towel per person and 1 beach towel) and an apartment clean and towel change every 3-5 days (dependant on the length of the rental period) with a bed linen change every 7 days. Any defects or missing items must be reported to Eden Island reception or our cleaner Giselle (to be passed on for our attention).
8. Occupancy
Only persons listed on the original booking form may occupy the apartment. No pets allowed.
9. Smoking
Please note that smoking is not allowed inside the apartment.
10. Renter's Responsibility
It is the hirer's responsibility to take reasonable care of the property and its contents. At the end of the rental period, all equipment, furniture, utensils etc. must be left clean and tidy, including the crockery and cutlery cleaned and stored in the appropriate cupboards. Please ensure that the barbecue, if used, is cleaned with the provided equipment and that all rubbish is cleared away and placed in the communal dustbins.
11. Damage Issues
The cost of any damage and/or replacement of damaged items must be paid for by the rental party and will be deducted from the renters credit card following a detailed damage cost notification to the rental party (hirer).
12. TIS Responsibilities
TIS cannot be held responsible for or pay any compensation in respect of any circumstances affecting the apartment beyond the control of TIS. These include, but are not limited to mechanical breakdown, illness, swimming pool maintenance, failure of any public services or utilities.
Similarly, we regret we cannot accept liability or pay any compensation where the performance of our contractual obligations is prevented or affected by "force majeure". This to mean any event which we or any suppliers of the services in question could not, even with due care, foresee or avoid. Such events may include but are not limited to war, threat of war, civil commotion or strife, hostilities, strikes or other industrial disputes, natural disasters, fire, acts of God, terrorist activities, quarantine, epidemics, weather conditions, government action or other events outside our control.
13. Insurance and Eden Island EPV Insurance
The apartment rental cost does not cover any personal insurance cover of any kind. Please note there is also no insurance provided in relation to use of the EPV (Electric Personnel Vehicle), this vehicle must not be driven by persons under 18 year old. It is a condition of booking that insurance is taken out against cancellation and it is strongly recommended that personal accident and medical insurance is taken out.
14. Apartment Arrival and Departure Times
Arrival and departure times are to a certain extent flexible but are to be taken as 1400 on the day of departure unless agreed otherwise(by TIS and the renting party)and confirmed by email at the time of booking in order to facilitate adequate cleaning of the apartment prior to the next guests arriving.
15. Construction on Eden Island Seychelles
Although all buildings in the immediate vicinity of our apartment are complete, construction work continues elsewhere on Eden Island. It is important to note that we are not responsible for such work and are unable to stop it taking place.
16. Eden Island Seychelles collection of Keys and EPV
On arrival at Eden Island keys to the apartment can be collected from Eden Island Security Office (open 24 hours). You will then be presented with your EPV and shown by Eden Island staff to the apartment.
17. End of Stay Procedure at Eden Island
At the end of the rental period, please leave the apartment keys with Eden Island Security Office and return the EPV to its parking bay. Please note it is the client's responsibility to arrange a return taxi to the airport if applicable.
Terms and Conditions for Rental of our Antigua Tropical Island Suites Apartment and any Antigua Apartments sub-let by Tropical Island Suites
1. Rental Contract
Tropical Island Suites (TIS) accept all bookings on condition that the following conditions are deemed to have been accepted in full by the renting party (the "hirer") and all persons comprising the rental party.
2. Deposit
A deposit of 25% of the total rental cost is required to confirm the booking. If your booking is made 12 weeks or less before the rental period commences, it must be accompanied by full payment .All payments should be made by debit/credit card (our system allows for recurring card payments) or by contacting us and arranging a Bank Transfer in either £Sterling or US$.
3. Confirmation of Booking
Your booking is only confirmed on receipt of your deposit and confirmation will be sent by e-mail stating the balance cost and due date that the final balance is to be paid.
4. Final Payment and Damage Waiver Deposit
The balance will be paid a clear 12 weeks prior to the start of the rental period. In addition, a refundable damage waiver deposit of US$250 is required to be forwarded at this stage (unless payment is by card). If your booking is made 12 weeks or less before the rental start date, it will be deemed provisional for 7 days or until full payment is received, whichever is sooner. If we have not received the balance 7 days after the booking was made, we reserve the right to cancel the booking without prejudice and would confirm the same by e-mail. Payment methods accepted are detailed in 2. above.
5. Cancellation by the Renting Party
Any cancellations of bookings must be made by e-mail and received by TIS no later than 12 weeks prior to the start of the rental period. If cancellation is prior to this date, the deposit will be returned. For cancellation between 12 and 0 weeks prior to the rental commencement date the deposit (ie: 25% of the total rental fee) will be forfeited. We strongly advise that adequate cancellation insurance is taken out by the hirer to cover for such an eventuality. We always try to re let accommodation in the event of a cancellation but due to the short lead time this is usually very unlikely.

Please note that the damage waiver deposit will be refunded within 2 weeks of the last day of rental, subject to a satisfactory property inspection by our staff. The cost of any damage and/or replacement of damaged items must be paid for by the rental party and will be deducted from the $250 damage waiver deposit or in the case of initial payment by card deducted from the card following a detailed damage cost notification to the rental party (hirer).

16. Nonsuch Bay Resort collection of Apartment Keys and Parking
On arrival at our apartment you will be met by our housekeeping mgr who will show you round and give you the keys. Please park your vehicle behind our apartment No 811.
17. End of Stay Procedure at Nonsuch bay Resort.
At the end of the rental period, please leave the apartment keys with our housekeeping mgr.
ON DEPARTURE PLEASE ENSURE THE AIR CONDITIONING IS SWITCHED OFF AND ALL DOORS ARE CLOSED AND LOCKED FROM INSIDE.
